Marketing for direct rental is slightly different than just posting on a large VRBO style platform. By incorporating these hints listed below you will be prepared for the next movement of rentals which is “direct renting”. Even now, some of our guests use google to search for our home’s “name or use “reverse image search” to reach out to us directly.

Personalize your home

You should name your home. For example: Casa Feliz Loreto. You will want to add a geocoding description, in this case Loreto. Google will use that description to provide your listing in a search.

Make sure that your name is unique. Last names are great, Casa Sanchez or Casa Johnson. So are descriptions, Casa Bonita or Casa Azul. Be sure to check on GoDaddy to see if the URL is available, more information on that in the next blog.

Grab the matching URL

You should grab the matching URL. For example: www.casafelizloreto.com. You can then have a web designer to build you a very simple: description, photos and contact information. This will allow Google to index your name and URL.

Searchers will see VRBO and Airbnb first as they buy ads and will appear at the top. But searchers are getting more sophisticated and will scroll down to find your personal website.

Post on the Large Rental Platforms

Post your home on VRBO, Airbnb and similar platforms. Make sure you use the same first photo on all the sites. Google will capture this photo which allows sophisticated renters to do reverse image searches.

Also, use your “personalized brand”. This will let renters know the name of your home and allow them to search by the name in the future. Leading them to you and a direct rental.

VRBO, Airbnb and similar platforms charge a significant amount and make a large share of your revenue. We do not have a fee. Consider providing direct renters a discounted rate to those published on the large websites.

They will create loyalty as renters will want to contact you directly to receive the discounted rate.
